However, some of nature’s contributions are not that beautiful and are certainly unwanted. One example, which has recently been in the news, is the incredibly destructive power of flooding.

A Tragedy in Maryland

Normally, an ultra-rare 1-1,000-year event is something to be excited about. Unfortunately, the monsoon type rainfall that caused flash flooding in Ellicott City, Md., on Saturday, July 30th was responsible for a devastating loss of property and even life. Though Ellicott City is familiar with flooding due to hurricanes, there was no precedent for such a tremendous deluge. Some 6 inches of water fell in about the space of 2 hours. To put that in perspective, Ellicott officials expect about 6 inches of rain per month.

Why You Need Flood Insurance

Our hearts go out to those in Maryland, and the recent loss in Ellicott City is a stark reminder: nature is unpredictable and sometimes, downright dangerous. As the old maxim states “prepare for the worst, hope for the best.” Even if you don’t normally think of flooding as a major concern, it’s proved to be a very real risk and something we should be protected against. FEMA has created a flood zoning map to show what areas are at high risk of flooding.

What is Flood Insurance?

Flood insurance deals with water caused damages resulting from hurricanes, rainfall, over-topped levees, and more. A small stream or an ocean can cause flooding. However, forgetting to turn off the bathwater in an upstairs bathroom wouldn’t count. Flood insurance is not a basic part of homeowner’s insurance, but is available from the National Flood Insurance Program (NFIP) and can be purchased through an agent, but not through the government. In a high-risk flood zone, insurance is mandated and is highly recommended even in lower risk zones.

What Does Flood Insurance Cover?

It’s important to know not only how flood insurance works, but what it covers. For instance, detached garages are covered (usually limited to 10% of total building property coverage) but detached buildings other than garages entail a separate policy. Here are some other examples of what is covered:

  • The foundation and the insured building
  • Systems, such as electrical, plumbing, central air conditioning, furnaces, and water heaters, refrigerators, stoves, and dishwashers
  • Permanently installed carpeting and paneling
  • Detached garages
  • Debris removal
  • Portable units, such as window AC’s, microwave ovens, and dishwashers
  • Food freezers (and the food in them)
  • Personal belongings
  • Certain unique items, such as original artwork
